Are you curious about staging your home or listing, but have no idea how much it will cost and what the return on investment will be? As we prepare for the 2023 busy season, we thought some transparency and details would answer your questions and maybe overcome any hesitation. So, we have chosen our top three services and their costs to highlight and explain. We welcome your questions, suggestions and feedback.
Consultations for Occupied Homes:
This is a straightforward service with a lot of bang for your buck. It's basically coaching for DIY stagers. We offer our consultations for $250 within 20 miles of Medford. First we'll sit down for a couple minutes to get acquainted and learn about your timeline, priorities, abilities and challenges. We'll spend up to two hours looking at your home through the eyes of a home buyer and photographer. This is a walk and talk visit with the homeowner or agent taking notes. We start from across the street, go through every room, open closets and cupboards, and end in the back yard. We'll make recommendations on actions you can take to improve your listing photos, and buyer impressions. We'll discuss furniture arrangement, traffic flow, feelings of spaciousness, available storage space, you name it! Typical recommendations we often make involve pre-packing personal memorabilia, reducing excess decor or furniture, cleaning areas you may be blind to, removing or replacing dated fixtures, lighting or curtains, pre-packing out of season clothing, reducing the items stored in closets, etc. If your timeline and budget allow, we may also discuss paint, repairs, cosmetic updates and more. Before we leave we'll sit down again to check in about any questions or further needs. We'll leave you with a thorough checklist to reference before photos and each showing. We also offer extra time and follow up calls on request. The earlier the better, as soon as you know you want to sell, invite us in. The #1 goal of this service is to think of your home as a product that needs merchandising to sell. You want the buyers to feel like this is THEIR next home, instead of YOUR home!
Occupied Staging or Pre-Photo Styling
A perfect follow up to our consultation visit is a pre-photo styling visit, sometimes called Occupied Staging. After you have had time to complete your recommended preparations, our Stagers will style your home prior to photos. This is a customized service, based on your needs, so we bill hourly at $125 per Stager. We can do anything from arrange your furniture to hang art work, make beds, etc. Typical styling tricks you might see us perform include moving furniture or decor to the spot where it works best, or to create better traffic flow, and creating clear visual paths to your home's features or focal points. We love creating an inviting entry, luxurious beds, welcoming sitting areas, spa-like bathrooms and an overall WOW effect! We offer optional furniture and/or decor packages to supplement sparsely decorated homes or replace dated pieces. The #1 goal of this service is being ready for great listing photos and profitable showings. You want the buyers to see a well designed, comfortable home they can imagine living in.
Vacant Staging Packages
When a home is vacant, it's hard for most buyers to imagine how comfortable it will be when furnished. We recommend a professional staging furniture and decor package to create a comfortable, inviting home that will cause buyers to feel emotionally attached and ready to make an offer. This is a customized service and our package offerings and fees will vary considerably based on the number of rooms, size of the rooms, luxury level of the home and some delivery factors. Your investment in these full service packages will usually run between $2000 and $4000 for a 30-45 day term. We recommend staging the following rooms in this order of importance: Entry, Living areas, Dining areas, Primary bedroom, Kitchen, Bathrooms, Office, Guest bedrooms, Bonus rooms and Patio. If you cannot afford to stage the entire house, consider staging the first 6 areas on the list. Our team will preview the home, select a custom package for your home, deliver on time, setup and style your home beautifully, and communicate professionally.
